When moving into a new rental, you typically have to meet up with us for an initial Move In walkthrough to document the property’s condition before you settle in. Thoroughly and accurately documenting the move-in conditions of your new residence is the most effective way to protect your security deposit—along with taking good care of the property while you live there. Documenting any preexisting damages or other issues during a Move In inspections helps ensure that you won’t be charged for them upon move out. A Move In walkthrough also gives you the chance to identify and request any overlooked repair items from day one, so that you and your property manager are on the same page from the start.
Kosman Properties can invite you to complete your own Move In inspection using the zTenant app. You will receive an email invitation that allows you to download and access the app and perform the inspection when you move in.
With a few taps, the app is installed on your phone or tablet, you’re logged in, and ready to start inspecting. The inspection template is preset by your property manager to include all areas specific to your property. You will mark each detail (such as the sink) in each area (such as kitchen) with a condition rating (such as S for Satisfactory or D for Damaged). You can even indicate that you believe an action (such as a repair) needs to be taken by tapping the ! button for any detail. Red elements on the template, such as a red camera icon or comment field, indicate you need to tap there to add required documentation. You can proceed and submit the inspection once there is a green checkmark next to each area name. Once you have submitted the inspection, a copy of the inspection report will be uploaded to your rental portal and emailed to you and to your property manager.
When the time comes for you to move out, Kosman Properties will compare your move-in inspection to the current condition of the property and assess any damages that may have occurred during your tenancy. Protect yourself by performing a thorough move-in inspection!
